NB Housing Partners is addressing the critical need for affordable housing in New Braunfels, Texas, with a new development on the city’s north side. This project aims to Located in New Braunfels, Texas, NB Housing Partners is a nonprofit organization dedicated to providing supportive and affordable housing for individuals facing housing instability. Their newest development on the city’s north side addresses the critical need for affordable housing by serving residents earning between 50–80% of the Area Median Income (AMI). The project includes a range of unit types—from efficiencies to two-bedroom apartments—and shared amenities designed to foster community connection and stability.
The design process was guided by two collaborative charrettes with clients, partners, and staff to identify service goals, tenant needs, and architectural priorities. A central challenge was transforming a site bordered by a railroad and a highway into a welcoming environment that balances privacy and community. Each residence integrates Trauma-Informed Design principles to promote safety, dignity, and emotional well-being, supporting both transitional and long-term housing needs.
Grounded in research and community engagement, the Social Impact Studio will conduct precedent studies and interviews with individuals experiencing homelessness at the NB Housing shelter. Insights from this work, combined with evidence-based design, ensure the project responds to the lived experiences of future residents. Ultimately, this development will expand access to affordable, dignified housing while strengthening the fabric of the New Braunfels community.
